Attendance/ Call
to Order/ Approval of Minutes
- Meeting
was called to order at 7:12 pm.
- Previous
Minutes for Annual Meeting minutes from last years annual meeting were
reviewed and approved.
Introduction/Presidents
Remarks - M. Murray
- Arch
submissions need to be submitted and reviewed and approved before any work
is done.
- Current
rule changes being reviewed are above ground pools and trashcan placement.
The new board will finalize any changes.
- A
covenant review committee may need consideration.
- Committees
were discussed. Landscaping,
architectural and advisory committees are currently active and needing
volunteers.
Treasurer’s
Report - A. Bennett
- Review
of 2004/2005 Budget to date
- Insurance
was cheaper for 2004 since the declarant was no longer on the board.
- The
2005 approved budget was discussed.
Management
Company Report - T. Campbell
Maintenance Report
- Landscaping
contract – Landscaping proposal and contract was discussed. Community
Maintenance will continue to be the contractor for this year.
The contract itself will be out in the next few weeks.
- Snow
Removal –
- Countryscape
is the new contractor for shoveling the common areas.
- The
level of service was discussed.
- Several
owners complained that the Township plows plowed snow over the sidewalk.
A letter will be drafted to the township.
- Plowing
of the non-dedicated streets is still under Wilkinson.
Technivate is the contractor, which plows the non-dedicated
streets.
- Legal
- The pending lawsuit for the fencing issue has been resolved as the
homeowner dropped it.
Insurance Update
- Insurance
coverage is now lower because of the percent of the community settled.
- The
insurance coverage can now be shopped around because the fence lawsuit has
been dropped. The coverage
for the directors and officers will be shopped around.
- The
current deductible is $1,000.00.
- The
current coverage is $1,000,000. Some
homeowners questioned whether this level of coverage is sufficient.
Sales/Activity
Update
- 8
lots are still open.
- 4
lots are not sold and not settled.
Management Company Role
Theresa Campbell from CCR Management gave an overview of
what CCR Management’s role is for the community.
Homeowners
Concerns
- Basins
- The
basins are full of debris and fencing.
- Some
consider the status of the basins in the common area as dangerous.
- A
chain link fence is still in the basin in the common area.
- The
new board will need to address the issue
- Phase
2 Dedication - The estimated time frame for the streets to be dedicated
was discussed to likely coincide with the completion of the final home on
the Phase 2 side. Timeframe
is most likely fall of 2005.
New Business
- Bandolini
builders have requested an easement of 20 feet to hook up to our hydrant.
The new board will need to set up a meeting with them to hear their
proposal.
- A
vote was taken for new board members.
There were 5 nominations: Kevin
Sumner, Scott Kellogg, Lynley Thinnes Angela Miller, and Michael Pilaitis.
- The
new Board members are:
